Operating Rules of Belenos Tourist Accommodations

RESERVATIONS

Reservations can be made online through the reservation tab on our website, or by contacting us directly via phone or WhatsApp at 654429575 / 647556394, through the contact form on our website, or by email.

To confirm the booking, a deposit of 20% of the total stay is required. This can be paid via Bizum or bank transfer to the account we will provide.

Once we receive the 20% deposit, the reservation will be confirmed with a receipt sent to the client via email.

The minimum stay during July and August (high season) is 6 days.


CANCELLATION OF STAY

The amount paid as a RESERVATION does not count as advance payment for any specific night, but rather as a fee to secure the booking for the total duration of the stay.

If the client, once at Belenos Accommodations, decides not to enjoy one or more of the booked and paid nights, they will not be entitled to any refund for those unused nights.

In the event of cancellation, the client must compensate Belenos Accommodations for the contract termination, as per the damages caused and in accordance with our cancellation policy detailed below:


CANCELLATION POLICY

The client has the right to cancel their reservation at any time. However, according to Article 8.1 of Decree 143/2002 of November 14, on tourism accommodations of the Government of Asturias, the property reserves the right to retain, as compensation for damages, the following percentages of the deposit:

  • MORE THAN 30 DAYS IN ADVANCE: If the cancellation is made more than 30 days prior to the check-in date, the deposit will be refunded minus €10 for administrative fees.

  • BETWEEN 30 AND 1 DAY IN ADVANCE: If the cancellation is made between 30 and 1 day before the start of the stay, the full deposit will be retained.


SCHEDULES

  • Check-out: Before 12:00 PM

  • Check-in: From 5:00 PM

These times may be flexible if the accommodation’s conditions allow us to provide cleaning and reception services at different times. Please ask us for availability.


CHECK-IN AND ADMISSION

Guest admission takes place at the reception of Belenos Accommodations, located in the adjacent building.

Upon arrival, the guest must:

  • Complete the Admission Form with the data required by the Civil Guard for all individuals over 16 years old, in accordance with Article 1 of Decree 1513/1959 of August 18. These details will be submitted to the digital file of the said authority within 24 hours.

  • Pay the remaining balance. The client must pay the total amount of the stay minus the reservation deposit. This can be done via bank transfer, Bizum, or in cash.

  • Receive the keys and a welcome explanation.


DATA PROTECTION

Personal data will be included in a personal file, the purpose of which is to ensure better service. Clients may exercise their rights to access, rectify or cancel their data by emailing info@belenosalojamientos.com.


CLAIMS AND COMPLAINTS

We have official complaint forms available for clients.


CARE OF THE PROPERTY

  • The client receives the accommodation in optimal cleaning and order conditions and is obliged to take care of it, including the garden, furniture, and vegetation.

  • Any damages or issues must be reported immediately so we can resolve them promptly.

  • The accommodation must be returned in acceptable cleaning condition, with all furniture and items in the same condition as upon arrival.

  • At the end of the stay, a member of the management will inspect the property with the guests. If any damage due to irresponsible use is found, the client will be charged for the repair or replacement cost.

  • The house includes all basic necessary equipment, as listed on our website. If you need anything extra, feel free to ask and we will try to assist.


RULES OF USE AND COEXISTENCE

  • Pets are not allowed in our accommodations.

  • The accommodation is for registered guests only. Hosting unregistered guests is strictly prohibited. The house and its facilities are exclusively for use by the registered guests. If you plan to have visitors (not overnight), you must inform the management.

  • Clients must behave responsibly, respecting the natural environment, cleanliness, and order of the property.

  • All guests must comply with the coexistence regulations of the municipality of Llanes.

  • Quiet hours begin at 12:00 AM. During the day, noise must be kept at levels suitable for the surroundings. Karaokes, amplifiers, or similar devices are not allowed. The use of fireworks or pyrotechnics is also prohibited. Violations may result in eviction by management.

  • Clients are responsible for securing the property: locking doors and windows (especially Velux roof windows) when leaving, just as they would at home.

  • Leaving trash in the house, garden, or on the street is forbidden. Guests must use designated containers. The nearest ones are located on the road toward the port of Niembro.

  • Smoking is not allowed inside the accommodation.

  • Guests must ensure the house is securely locked when absent to prevent unauthorized entry.

  • The garden must be kept clean, and cigarette butts, papers, etc. must not be littered. The local flora and fauna must be respected.

  • Any breakdown or malfunction must be reported to the management as soon as possible.

  • In cases of vandalism, excessive noise, valid neighbor complaints, or misuse of the property or its contents, Belenos Management reserves the right to terminate the rental agreement immediately, and guests must vacate the premises without compensation.

  • Belenos Management reserves the right to refuse or cancel bookings at any time if these rules are not respected. No refunds will be issued in such cases.

  • Belenos Management is not responsible for personal belongings left or forgotten by guests in the accommodation.

  • If a client leaves the house before the contracted check-out date, no refund (partial or full) will be issued.


ENERGY EFFICIENCY

  • The heating system covers the entire house through radiators and is included in the price. Please use it responsibly, keeping the thermostat at a reasonable temperature.

  • Heating, appliances, and multimedia equipment are provided for your comfort and convenience. Please enjoy them responsibly. These are resources with significant economic and environmental costs. Responsible use helps us maintain affordable prices.

  • Please turn off lights in rooms you’re not using to support energy savings.
